Are you an entrepreneur? Can you generate leads on your own, budget your spending, follow a written business plan, and motivate yourself to do mundane tasks?

 

Can you be trusted you to apply your best effort, even when no one is looking? Will you look me in the eye and guarantee, unconditionally, that you will talk to your customers every week even when you have nothing to say?

 

Can you track your own deadlines, maintain meticulous records, keep your web sites and listings current without someone looking over your shoulder and having to remind you?

 

Can you handle “virtual?” Do you use publishing tools to design and distribute your own flyers, brochures, virtual tours, web pages, and online ads? Are you comfortable managing your customer database, storing and accessing your files online? Would you be willing to participate in meetings and conference calls via the internet? (Here’s a good test: if you spend more time in your car than your cubicle, you’re probably a good fit. If you’re not texting, tweeting, skype-ing, or IMing, you may as well stop reading.)

 

Can you survive happily on 75% of your commission check? If you are looking for handouts, hand-holding, floor time, caravans, potlucks, geographic farm assignments, or get-rich-quick seminars, this is not your new job. I don’t offer cushy office chairs or water cooler debates. My team works more than 50 hours a week, including nights and weekends and mostly from the road. We have a crazy perfectionist work ethic—we’ll design and redesign our marketing materials until sellers have something suitable for framing. We pursue our short sale listings as if they were our only listings. In short, the customers we have today are more important than the customers we hope to have tomorrow. Prospecting is secondary only to superior customer service.

 

Now, a word about privacy. It’s our name and company on the line. If you don’t want a workaholic, hands-on, scrupulous broker checking in on you and your files full-time, then quit reading; we have nothing to talk about. 

 

I see you’re still reading. Okay. Now you’re probably wondering how you are going to occupy your time until you get your first new listing. First, we will asses your training needs. If I can get resources to you for free, I will. If you are able to invest in your own skills, then you should capitalize on your free time. I will help you choose opportunities worth pursuing. At the same time, I will expect a written business plan. Don’t sweat it, though. A “real” plan fits easily on one page and we’ll provide the paper.

 

Oh, I forgot to tell you, your new office is very convenient…it’s right down the hall. Your morning commute depends on how far your coffee maker is from your bedroom. That’s the plus: you set your own schedule. And, if you need it, we do have a conference room you can reserve.

 

Bottom line: anything and everything is “your responsibility.” We currently have only two people here who are trying to do the work of twenty. When you get here, we’ll have three people trying to do the work of twenty-five. The five people whose jobs you’ll be doing are the buyer’s agents that we don’t yet have. While it could mean more leads for you, it will also mean driving all over Jacksonville on short notice to put up signs or to meet prospects. We may even ask you to attend an inspection, a showing, or let an appraiser in for us. However, we would do the same for you. PS – If you’ve got experience closing short sales and foreclosures, that’s a real plus.

 

But never, ever forget: If you ever engage in deceitful, misleading, dishonest or illegal practices, you are fired. If I find that you are acting without a customer’s written consent, giving any kind financial or legal advice, withholding or manipulating offers to your best interests instead of the customer’s, you are fired. Please know that I'm not kidding. If you cannot display courteous and professional behavior with fellow realtors and brokers even during the worst circumstances, you will be asked to leave this team.
